Small town for
Mayfair is inspired by small-town America. But not in the white-picket-fence and pie-eating-contest sort of way (although we do love a fresh-baked pie). We’re envisioning a place that’s small-town connected. Small-town outdoorsy. Small-town proud. And effortlessly future forward. When a modern aesthetic and eco-friendly design are paired with a walkable human scale and a heaping side of nature, you get just the right balance.

The Mayfair Plan
Parks, Residential Villages and Commercial Districts
From above, Mayfair is a tapestry of uses—threaded with trails, embroidered with nature and adorned with inspired architecture—commercial, residential and recreational.
Parks & Trailways
Walk, Run, Ride
and Get Outside
Step outside and take to the trails. At Mayfair, a trailway network is designed to get you from your home to dining and shopping, parks and nature, and community events of all kinds while your car remains quietly forgotten in the garage. And when your destination is simply “away” there are a variety of parks—both public and resident focused—ready to come to life as Mayfair grows.
Mayfair’s beating heart
A town needs a center and at Mayfair that’s Midtown. A few steps (or a short bike ride) from our first neighborhoods and Fairway Park, Midtown is the place to meet at the coffee shop, to drop the kids off at daycare, go for a swim, get in a workout, take in a movie or concert under the stars … and it’ll be easy to find. Just look for a vintage, lovingly reconditioned carousel spinning hand-carved wooden horses to the whimsical sounds of a glockenspiel.
As part of the Comal Independent School District, Mayfair students can get a highly rated education close to home. Parents may also choose from excellent private and charter schools for their young learners. And in the not-too-distant future, kids will walk to class at the first neighborhood Comal ISD school, an elementary and middle school campus right here in Mayfair.
What’s going on
Mayfair brings people together. In the parks, on the trails and at a full calendar of events. From resident-only gatherings featuring live music, food trucks and recreation to epic festivals that invite the entire city to join in the fun, starting in 2024 with Mayfest. There will always be something happening here so follow us on Instagram and Facebook for the latest.
